Orange City "Phoenix Project" Snags First Tenant

ORANGE CITY, Iowa -- A multimillion dollar redevelopment project in downtown Orange City has attracted its first new commercial tenant.

City leaders announced a home decor store, Holland House Interiors, will occupy about 2,300 square feet in the north half of the former L&K Clothing building. In June 2008 fire extensively damaged the one-story structure. It also destroyed the adjacent historic Hawkeye Hotel building, which housed a Hallmark store and two other small businesses.

The blaze prompted city leaders to redevelop the site. In October, voters approved a $4.5 million bond issue to fund the downtown redevelopment and two other proposed initiatives, jointly known as the Phoenix Project.

Marie Hofmeyer, an interior designer who grew up in Orange City, plans to open Holland House Interiors. She previously practiced design for some high-end firms in the Kansas City and Olathe, Kan., areas..

The store will offer home decorating accessories, window treatment design and installation, a limited furniture line, flooring, permanent floral designs and gifts. In addition, the business will offer in-home interior design consulting and in-store seminars.

Elements of Orange City's Phoenix Project include:

-- The Hawkeye Project -- a two-story upscale building with five condos on the top floor, retail on the ground level and underground parking for condo residents, to fill the hole left by the June 2008 fire that destroyed the historic Hawkeye Hotel building and irreparably damaged the adjacent L&K Clothing building.

-- A performing arts center for Unity Christian High School, which would receive a grant of up to $750,000 for a planned $3.5 million to $4.2 million facility on its Michigan Avenue campus.

-- The Orange City Events Center, which would be built on the south side of Iowa Highway 10 between the highway and the pond near Lincoln Place SE, which leads to the hospital.
